What is a reverse mortgage?
A reverse mortgage is such a simple yet effective financial tool that is ideally suited to senior homeowners who have equity in their home but are struggling with liquidity.
It literally works by reversing the flow of money in a mortgage from the bank back to you!
It instantly puts money back in the pockets of retirees while allowing them to continue living in their family home rather than face the brutal reality of having to sell to free up cash.
As long as you are 62 years of age or older, you are eligible to apply for this incredible product.
Homeowners can be paid in several different ways including a lump sum payment, monthly installments, a line of credit or even a combination of all three.
With money coming back into their hands, they can then think about all the different ways they would like to enjoy it – long overdue vacations, home renovations or simply spoiling their family are all again possible.
One of the best things about a reverse mortgage is that as long as the terms are met, there is no need to repay it until either the homeowner sells the residence or the last surviving borrower passes away.
Despite a slowing in the housing boom, the average price of properties in Loomis had reached $939,498 representing a rise of nearly 8 per cent over the previous two years (https://www.zillow.com/home-values/5693/loomis-ca/)*.
An incredible 2,702 Long Beach house owners already own a reverse mortgage with 124 buying one in the last 12 months alone*.
About Loomis, California
Originally named Placer in 1861, Smithville in 1862 and then Pino in 1869, Loomis was renamed for the last time in 1890 by the Southern Pacific Railroad.
It honored one of the town’s pioneers, James Loomis who multi-tasked as its saloon keeper, railroad agent, express agent and postmaster.
Situated 25 miles northeast of downtown Sacramento, the town was the second largest fruit-shipping station in Placer County in the early part of the 20th century.
But it remained very much an outpost and it was almost annexed by neighboring Rocklin before being incorporated in December, 1984.
Loomin residents were determined to preserve their “small town” character – its motto proudly trumpets “a small town is like a big family”.
The town remains small with a 2020 population of just 6,836 but has a highly educated workforce with more than 30 per cent gaining a bachelor’s degree or higher.
Loomin’s biggest boom came during the 1980s when its numbers multiplied more than four times, approaching the levels of today.
Fruit remains one of the town’s chief industries.
It is famous locally for its annual Eggplant Festival which recently expanded and changed its name to the Loomis Fruit Shed Fest.
The region is also rich with vineyards.
Varietals such as Sangiovese, Viognier, Grenache and Mourvèdre are now challenging established styles like Zinfandel, Syrah and Barbera for popularity.
